Today Show: 10 things you should know before selling your home

A recent article on The Today Show's website discussed 10 things that every buyer should consider before starting to look for a home. 

  1. Believe: While shopping for a new home can be one of the most exciting and rewarding processes, it can also be very stressful. There may be moments during your search when you feel discouraged, but remember that eventually you will find the right property for you and your family!
  2. Don't judge a book by its cover: We've previously discussed on this blog how there are certain flaws you can (and should!) overlook when buying a home. Things like paint color, landscaping and window treatments can always be changed. Train yourself to see diamonds in the rough. 
  3. Don't hesitate: Obviously, it's not wise to make an impulse purchase when shopping for a home. Be sure that you have given prior thought to your needs and budget before starting to seriously look. However, once you have found a place that is a good fit, don't wait! In today's market, many properties get multiple offers within a week or two, so if you delay you could very well lose the home of your dreams. "Writing a letter about ourselves and why we wanted to make a life in a particular home once allowed us to obtain a property from an emotionally-attached seller that previously refused to budge on an above-market price," homeowner Tabitha Northrop told the news outlet. "It worked for us because we truly wanted to make that particular property our home and attempted to connect with the seller." 
  4. Get an inspection: Before you fully commit yourself financially, be sure to bring in an inspector who can identify any red flags or issues that you want the current owner to address before you take ownership. 
  5. Get pre-approval before you start to shop: A letter of mortgage pre-approval shows sellers that you are a serious shopper who has the means to purchase a home. As mentioned above, when you find your dream property, things sometimes move quickly. Having pre-approval already in your back pocket may keep you from losing out to another buyer. 
  6. Meet the neighbors: It can be a good idea to casually introduce yourself to a few people who already live in the neighborhood. They can give you information about the community and help you decide whether it will fit your lifestyle. 
  7. Plan for extra expenditures: Account for extra expenditures besides just the down payment, such as an inspection fee and moving expenses. 
  8. Prepare for paperwork: Like it or not, applying for a mortgage and buying a home will involve some paperwork. Just remember that it will all be worth it in the end! 
  9. Think before you bid: It can be easy to get caught up in the heat of the moment in a bidding war. However, try to keep your wits about you even when your competitive juices are running. A trustworthy real estate agent can advise you on when to increase your bid and when to walk away. 
  10. Work with an experienced agent: The Today Show article correctly points out that working with an experienced and reputable real estate agent can ultimately save you time and money in the long run.
