Purchasing a house is such a huge investment — not just financially, but emotionally, too. As you begin viewing El Dorado, Sacramento and Placer County homes for sale this spring, it's important to figure out exactly what it is that you're looking for so that you don't waste your time viewing properties that simply aren't what you need and want. As real estate research firm Zillow notes, it's easy to think in generalities when you begin house hunting, but you'll be in a much better position if you spend some time defining what your dream home looks like. 

"Before you visit another open house, sit down and make a list of your needs and wants — and yes, those are two different things," suggests the source. "You may want a pool, but you probably could live without it. Plus, it's worth considering that having a pool could spike your home insurance costs. Understand that this list will likely change as you learn more about your housing options."

According to Zillow, you should ask yourself some of the following questions when attempting to determine the qualities of your dream home: 

  • Am I willing to make upgrades and renovations?
  • What amenities do I want to be close to? 
  • What architectural style do I like best? 
  • What is the minimum square footage I will consider? 
  • What neighborhood do I want to live in?
