That being said, a new survey conducted by real estate research firm Zillow reveals that sellers should focus on minor renovations over major remodels when getting their homes market-ready.
"Buyers have more homes to choose from this year, compared to last year," said Amy Bohutinsky, Zillow chief marketing officer and guest judge on NBC's new reality show "American Dream Builders," in a press statement. "And in a crowded market, sellers should prioritize spending time and money on upgrades that have mass appeal. Home buyers don't want to feel as if they are paying top-dollar for someone else's decorating style. An inviting exterior and landscape, fresh paint in neutral colors and clutter-free spaces will always appeal to a broad range of tastes."
According to Zillow, here are the top five projects that home sellers should focus on:
- Curb appeal - Create a good first impression by putting a fresh coat of paint on the front door or planting flowers.
- Decluttering – A clean house feels more spacious, so spend some time making the house neat and tidy.
- Granite counter tops and stainless steel appliances – If you're going to make any major changes, this is where your focus should be.
- Small home improvements - Update lighting fixtures and cabinet handles or make minor improvements to the kitchen and bathroom.
- Staging - Work with a home stager—or your Sacramento real estate agent—to highlight your home's best features.
